The plan evolves in front of you until it is unmistakably yours. Nothing is presented to you as finished before you have shaped it.

Design can live beyond you
If you choose to let your design be built again, you may earn from it.
Signature homes stay private by default. Should you consent to your residence being published for others to order, it enters the same royalty mechanism our design partners use — a share of each activation of your design, paid to you. Participation is optional, documented, and entirely your decision.
Why only twenty
Because design attention cannot be mass-produced.
Each signature home consumes real hours in the design room, on the land, and in delivery planning.
Twenty is the number we can hold to this standard in one cycle without diluting a single one of them.
October 1
The places close on October 1. They are open today.
This is not a launch date to wait for. Qualification is open now, and places are taken in the order they are confirmed.
When the twentieth place is confirmed, the cycle closes — whether that happens before October 1 or on it.

Land
You do not need land to begin.
If you already own land, your design is drawn for it from the first session.
If you do not, we work with you on location and land before the design room — including inside Hutu Orchard, where the land position is already resolved.
